Online Operations
Q: How do I pay rent or submit maintenance requests?
A: All rent payments and maintenance requests must be submitted through our secure online portal (AppFolio). This ensures prompt processing, accurate records, and proper tracking.
Q: Can I drop off cash or checks at the office?
A: We do not accept cash at a physical office. We maintain a local mailing address and a physical drop box for checks, but these may take additional time to be reflected in your online account. Tenants are responsible for timely payments regardless of processing delays.
Alternative Cash Payments:
Tenants who wish to pay with cash can request an electronic cash payment slip from us and pay at participating locations such as Walmart. The payment will then be posted to your online account.
Q: Why is the property managed entirely online?
A: Our online-first approach allows us to provide consistent, professional service to all residents. It ensures transparency, secure recordkeeping, and convenient access to lease documents, payments, and communications.
Lease & Occupancy
Q: Can I add an adult to my lease?
A: Any adult (18 or older) who will live in the unit must complete the full online application and receive written approval before moving in. Approval is not automatic due to relationship with a current tenant.
Q: How do lease renewals work?
A: Lease renewals and amendments are processed through the online portal. You will receive a notification and instructions before your lease expires.
Payments
Q: What happens if a payment is late?
A: Late fees and rent due dates are outlined in your lease. Payments submitted via check through the drop box or mail may be delayed; the online portal ensures timely posting.
Q: Can I pay with a different method than the portal allows?
A: All official rent payments must go through the online portal. Other methods (cash, personal check in-person, or email submission) are not accepted as timely payments, except by using the approved electronic cash payment slip process.
Maintenance
Q: How do I request maintenance?
A: Submit maintenance requests through the portal. This allows us to track requests, assign staff, and update you on completion status.
Q: What counts as an emergency maintenance request?
A: Emergencies include events that threaten safety or property.
Specifically:
-Fire: Call 911 immediately.
-Flooding within the unit: Turn off the main water valve (usually located near the hot water tank) and submit a maintenance request through the portal.

Q: I’m having trouble with the portal. What should I do?
A: Most issues are resolved by using an updated browser (Chrome, Firefox, or Safari) on a desktop or laptop, clearing your cache, and ensuring all required fields are complete.
